Compare units, not just buildings

Start with the unit you are evaluating: bedrooms, bathrooms, floor area and condition. A nearby listing can be a poor comparison when its layout or renovation level is different. Keep those differences visible instead of treating a ZIP-wide price as the right rent for every home.

Keep lawful rent separate

An advertised rent or automated estimate does not establish the lawful rent for a regulated apartment. Verify the applicable lease and rental restrictions with the appropriate professional before setting a price. Public market data cannot replace that review.

Connect the research to maintenance
