Keep three numbers distinct

An asking price describes what a seller is requesting. An automated estimate is a model’s assessment. A recorded sale describes a transaction at a particular time. Do not substitute one for another or label an estimate as an appraisal.

Question the comparison

Compare property type, floor area, layout and observation date before drawing conclusions. A small sample may omit relevant homes, and a listing’s last observation is not a guarantee that it remains available. Ask which important differences the available data cannot measure.

Build an evidence-based handoff
